The following Ordinance was introduced by Harvey who moved for its adoption and was seconded by Ezernack:

AN ORDINANCE ADOPTING AND AMENDING THE ZONING MAP FOR THE CITY OF MONROE, LOUISIANA

WHEREAS, the City Council of the City of Monroe has held its Public Hearing with respect to the following proposed Zoning Map Amendment, to-wit:

An amendment to the Zoning Map to rezone a ±5.70-acre tract of land, from the B-4 (Heavy Commercial) District to R-4, (High Density Multi-Family Residence) District, in order for the applicant to be able to convert office buildings into (20) multi-tenant condominium units, at 3418 & 3420 Medical Park Drive.

3418 & 3420 Medical Park Drive (Lots 3, 4, 5, 9 & 10 and the eastern 97’ of Lot 2, North Monroe Medical Park, Unit 2 (5.70-more or less))

APPLICANT: Seth Copeland (MA 100-22)

WHEREAS, the City Council has further considered the report of the Monroe Planning Commission recommending approval, on a 5-0-1 majority vote. The applicant wishes to convert office buildings into (20) multi-tenant condominium units. The B-4 (Heavy Commercial) District does not allow for residential housing units. The R-4, (High Density Multi-Family Residence) District is the appropriate zoning district for this proposed development.

NOW, THEREFORE:

BE IT ORDAINED by the City Council of the City of Monroe, Louisiana in legal session convened that the Zoning Map of the City of Monroe and the boundaries thereof which map is described in Section 37-34 of the City of Monroe Comprehensive Zoning Ordinance and which map shown the Zoning Districts and Boundaries thereof, be and the same are hereby amended to rezone the ±5.70-acres described to R-4 (High Density Multi-Family Residence) District as shown on the map which is attached hereto and made a part thereof and which is adopted as the new Zoning Map of the City of Monroe.

This ordinance was INTRODUCED on the 22nd day of February 2022.

NOTICE PUBLISHED on  February 25th & 28th and March 3rd , 2022.

This Ordinance having been submitted in writing, introduced and published was then submitted to a final vote as a whole, the vote thereon being as follows:

AYES: Harvey, Ezernack, Woods, Marshall & Dawson

NAYS: None.

ABSENT: None.

And the Ordinance was declared ADOPTED on the 8th day of  March, 2022.
