The following Ordinance was introduced by Ezernack who moved for its adoption and was seconded by Dawson:

AN ORDINANCE ADOPTING AND AMENDING THE ZONING MAP FOR THE CITY OF MONROE, LOUISIANA

WHEREAS, the City Council of the City of Monroe has held its Public Hearing with respect to the following proposed Zoning Map Amendment, to-wit:

An amendment to the Zoning Map to rezone a ±5.2-acre tract of land located in Ouachita Parish from RMH (Manufactured Home) District to R-4, (High Density Multi-Family) District, in order for the applicant to be able to develop the area with thirty-two (32) duplexes.

5.20 ACS IN LOT 1 SEC 32 T18NR4E BEG 1711.24 FT SO & 200FT E OF NW COR SAID LOT 1, E200 FT ON NO LINE ADAMS DR., NO 1156.68 FT TO SO LINE CURRY ST., W ON SO LINE CURRYST., W ON SO LINE CURRY ST.200 FT, SO 1161.24 FT TO BEG-MOBILE HOME PLAZA #8081–LESS 0.1395 ACS BK 2567-831 BEING A PORTION OF R#34846 Monroe, Ouachita Parish Louisiana. (3401 Harvester Drive)

APPLICANT: Braud & Blaze, LLC (MA 103-21)

WHEREAS, the City Council has further considered the report of the Monroe Planning Commission recommending approval, on a 5-0-0 vote. The applicant wishes to develop this vacant property in part for multi-family housing units. The RMH (Mobile Home Park) District does not allow for residential duplexes. The R-4, (High Density Multi-Family Residence) District is the appropriate zoning district for this proposed development.

NOW, THEREFORE:

BE IT ORDAINED by the City Council of the City of Monroe, Louisiana in legal session convened that the Zoning Map of the City of Monroe and the boundaries thereof which map is described in Section 37-34 of the City of Monroe Comprehensive Zoning Ordinance and which map shown the Zoning Districts and Boundaries thereof, be and the same are hereby amended to zone the ±5.2 acres previously described to R-4 (High Density Multi-Family Residence) District as shown on the map which is attached hereto and made a part thereof and which is adopted as the new Zoning Map of the City of Monroe.

This ordinance was INTRODUCED on the 14th day of September 2021.

NOTICE PUBLISHED on the  17th, 20th & 22nd day of  September, 2021.

This Ordinance having been submitted in writing, introduced and published was then submitted to a final vote as a whole, the vote thereon being as follows:

AYES: Ezernack, Woods, Marshall & Dawson

NAYS: None.

ABSENT: Harvey

And the Ordinance was declared ADOPTED on the  28th day of  September, 2021.
