WHEREAS, the City Council has further considered the report of the Monroe Planning Commission recommending approval, on a 4-0-1 vote. A Planned Unit Development (PUD) is a residential, commercial, or mixed-use development guided by a total design plan in which one or more of the zoning or subdivision regulations, other than use regulations, shall be permitted to be waived or varied to allow flexibility and creativity in site and building design and location. The PUD is a hybrid of a zoning amendment and a subdivision, therefore, an ordinance is required to change the zoning map.
The Century Village Planned Unit Development will be a mixed use development including a variety of residential types, commercial and public spaces. Phase 1B will include multi-family residential developments as well as some commercial development. This review is the Final Plat Review for Phase 1B.

The B-3, General Business/Commercial District will remain the underlying zoning district but is being varied as part of this Planned Unit Development.

The maintenance and care of all the common areas shall be the responsibility of Southern Lifestyle Development, LLC or a property owners association formed for this purpose.
Share parking arrangements will be required for the mixed-use area of the development.
